Welcome to my midwinter newsletter – I hope you are keeping warm and dry.

A quick market update:
As we move through winter, the market has changed from a seller’s to a buyers market. There is however still resistance from sellers to reduce prices, so buyers need to negotiate hard. The Reserve Bank recently reviewed the official cash rate and it remained at 1.75% and is likely to remain at that level for the foreseeable future. When fixing interest rates, depending on individual situations, the short-term rates of 6 months through to 2 years are where the lenders are competing the most strongly for business. Lending restrictions have eased ever so slightly in the last quarter with customer affordability being one of the main constraints for borrowers. Housing stocks still remain low, however, an increase in building consent approvals, migration levels trending lower and the onset of kiwi build may see some relief in the near future.
